
Nicholson Civil was engaged to deliver the full civil infrastructure package for Stage 1 of a retirement living development in Rockhampton, Queensland. The development spans three lots along McMillan Avenue and required the design and construction of all underground and surface civil services to support the future residential community.
The works began with a comprehensive earthworks program, mobilising multiple excavator crews to prepare the site for the civil construction phases that followed.
A major component of the project was the internal stormwater drainage network, which involved the installation of an extensive pipe system ranging from 300mm to 1200mm in diameter, along with reinforced concrete box culverts, concrete manholes, and field inlet pits. To meet modern water management standards, the project incorporated a 1,943.8m³ underground stormwater detention tank and a series of water quality filtration systems designed to treat runoff before it reaches the natural waterway network.
The sewerage infrastructure consisted of a full reticulation network with gravity sewer mains, residential connection branches, and concrete manholes installed at depths of up to 4.5 metres — reflecting the complexity of the underground conditions across the site.
The water reticulation scope included the installation of potable water mains, individual residential water services, irrigation pipelines, fire hydrant systems, and all associated valves and fittings required to service the retirement village’s long-term operational needs.
Throughout all phases, the works were carried out in close coordination with the project team to ensure compliance with Queensland standards and the specific requirements of the development’s future residents.
